Mount Vernon, NY – August 13, 2025 – On June 17th, the City of Mount Vernon Urban Renewal Agency approved a resolution to partner with the Wartburg to provide $600,000 in HOME Investment Partnership Program funds for Wartburg’s adaptive reuse project, a 102-unit affordable housing development for seniors known as the Waltemade Residences. Other contributors funding the project include New York State and Westchester County.
In April of 2024, Wartburg received entitlement approval by the City of Mount Vernon’s Architecture Review Board for the adaptive reuse of the Waltemade building. The project involves the adaptive reuse of Wartburg’s former 160-bed nursing home into permanent affordable housing for seniors with incomes at below area median income levels.
The City of Mount Vernon administers HOME funding through the City’s Urban Renewal Agency. The City and Urban Renewal Agency funding support will assist in the construction of 8 of the units for a 75-year affordability period.
The 8 units will have up to a 60% AMI income limit. In 2025 that would be less than $71,400 for a single person and up to $91,800 for a family of three. Mayor Shawyn Patterson-Howard said “The City and Urban Renewal Agency are committed to increase the quality of life for Mount Vernon residents and partnerships like this reflect our community values. You will see more of these projects in the coming years.”
The Urban Renewal Agency will continue its relationship with the Wartburg by monitoring every three years to ensure the units are well maintained.
Wartburg President Dr. David J. Gentner said, “With HOME funding support from the City of Mount Vernon we are able to make this project a reality. Adaptive reuse of a former non-profit nursing home is rare in this state. My thanks to Mayor Shawn Patterson-Howard, the City Planning Department, and the Mount Vernon Urban Renewal Agency for making this happen.”
Governor Kathy Hochul announced Empire State Supportive Housing Initiative (ESSHI) awards totaling $35 million to agencies in every region across New York State to provide support services and operating funding for at least 1,400 units of supportive housing for persons with special needs. Wartburg’s newest project was awarded an operational funding commitment of $750,000 annually for five years to provide supportive services and rental subsidies for up to 30 residents who need moderate assistance with some daily activities.
